
Project Manager – Development and Construction
Forward Development Group (FDG) is looking for a dedicated, detail-oriented construction professional to join our team as a Project Manager – Development and Construction. This individual will be required to manage large, complex construction projects from concept to design, bidding and through construction, with direct accountability for project delivery. This position is expected to operate in the best interest of FDG as the owner representative on each project site.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Identify project’s construction delivery method best suited for the asset class being developed and financing scenario.

Prepare and negotiate cost estimates, budgets, and work timetables

Determine and formally engage general contractors for each individual project.

Collaborate with legal counsel to draft the construction contract (to be submitted to the GC).

Negotiate final form of construction contract.

Collaborate with architects, engineers, contractors, and other construction and building specialists.

Review contract drawings, specifications, and applicable documents for completeness and general compliance with commonly accepted architectural /engineering best practices.

Be available and accessible to make job site visits on a regular basis to make progress and quality control observations. This may include some weekends and non-standard hours during key construction periods.

Observe contractor's work to assure accuracy and conformity to design plans. Communicate any issues or concerns to the Contractor and development team (Owner, FDG staff, design consultants as applicable).

Review contractors' direct cost payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of FDG’s monthly Job Cost Reports, review of construction and disbursement schedules, review of lien waiver and other documentation.

Monitor and manage the construction process to ensure project is following all Local, State, and Federal regulations, building codes, best practices, Scope of Services in contract, and design specs.

Perform basic contract administration for General Contractor and other vendors and complete project closeout activities in preparation for formal turnover to operations and/or property management.

Work to represent the company with all other outside stakeholders and owner representatives in order to quickly and promptly resolve any concerns, questions or problems. Coordinate with Ownership or FDG development staff when decisions to be made fall beyond the scope and authority of the Project Manager responsibilities described herein.

EDUCATION and EXPERIENCE
Bachelor's degree in Engineering, Construction Management, or related field. Minimum three or more years' construction management, architecture, engineering or similar experience.
CERTIFICATES and/or LICENSES
Project management certification or other related licensures are desirable.
OTHER SKILLS and ABILITIES
Intermediate skills with Microsoft Office Suite. Ability to read and understand engineering/architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.
Knowledge of the entitlement/permitting process and construction delivery methods and agreements. Familiarity with construction best practices, general building codes, and various building types and systems.
